New Pool Rules 2025
Breitling Village owners and residents,
 
Because of the continued abuse of pool rules by a small minority of users, the Board of Directors has hired a local company to place pool attendants at our facility every day, starting Monday June 30 through Monday September 1.
 
The pool attendant will monitor and control access to the pool, and monitor the behavior of those present.
 
The following rules will be in effect for the remainder of the season:
• Every household must use their passkey to enter the pool with their immediate family; users must produce their passkey for the attendant if asked
• No one should open the gate manually to permit access by anyone else
• Anyone under 16 years old must be accompanied by an adult or guardian
• Proper swimming suits are required
• Only inflatables, noodles, etc. allowed; no soccer/other balls
• No rough play, profanity or disrespect will be tolerated
 
Adult resident owners or leaseholders can host up to five non-resident guests; owner or leaseholder must stay with their guests and manage their behavior
 
Resident non-owners 16 years old or older can access the pool with their assigned passkey and host one non-resident guest; resident non-owner must stay with their guest and manage their behavior; resident non-owner might be asked to provide proof of age.
 
Failure to comply with any of these or our other rules will result in suspension of pool privileges and possible fines. The Jenks Police Department will be called to address any disruptive behavior.

New BVHOA Policy Regarding Covenant Violations
Breitling Village Property Owners:
 
It takes the efforts of the Breitling Village HOA Board members and Breitling Village homeowners to build and to maintain a vibrant, harmonious, and financially sound residential community. Thank you for doing your part to contribute to the overall value of our community. Studies show that a well-managed HOA can maintain and even substantially increase property values. It does make a difference, and it does matter!
 
Our Covenants benefit all property owners and exist for the purpose of maintaining and enhancing the value of our properties. Property owners who are not in compliance with our Covenants are not entitled to any of the privileges otherwise available to them, including, but not limited to, voting at the annual meeting and use of the swimming pool.
 
The BVHOA Board’s commitment….
  • Consistent Enforcement: Our commitment to consistent policy and procedure enforcement ensures fairness for all residents. Whether it’s architectural guidelines or landscaping standards, these policies and procedures exist to maintain the beauty and integrity of our community.
  • Timely Communication: When violations occur, we will promptly communicate with the involved parties via Green Country HOA Management or directly from the BVHOA Board. Our goal is to foster understanding and compliance. We appreciate your cooperation in adhering to the standards that benefit us all.
Each property owner’s commitment…
  • Basic Property Maintenance: Your home is an investment that requires ongoing and consistent maintenance. Tasks such as lawn mowing, edging, weeding lawn and flower beds, removal of debris, and shrub and tree maintenance can be performed by the homeowner or a professional service and should be done regularly.
  • Home and lot structures: Includes exterior upkeep of fences, paint, roof, sidewalks, driveways etc. As a rule of thumb, homeowners typically should expect to budget and spend 1% to 3% of their home’s value per year for normal home maintenance.
Most of our property owners follow the rules and comply with our Covenants. Most are cooperative when notified of a violation and immediately correct the violation. Unfortunately, some owners do not comply and are not cooperative. This creates additional work for our HOA management company. and for the BVHOA Board members who serve our community as volunteers in addition to their jobs, family lives and their own property responsibilities. 
 
To encourage corrective and timely action from those owners, the BVHOA Board has developed and is implementing a “Covenant Violations & Fines Policy” (see "Documents" section of this website).
  • First notice of violation will be a notification ONLY.
  • 2nd, 3rd, and subsequent notifications for same violation, if not addressed, can be up to an additional $100 for each additional notification.
  • If legal action is required to achieve compliance, all legal costs incurred will be borne by the non-compliant owner.
  • Appeal process: after paying the fines, you may appeal fines with the Board.
Remember that the Breitling Village Homeowners Association exists to serve you - the owners. Let’s work together to ensure our community thrives and property values rise. Your commitment makes a difference!
 
Are you thinking of constructing an addition or making a change to your home?
Then the Breitling Village Architectural Committee needs to hear from you! 
 
Per the Covenants governing the management of the Breitling Village development, plans for "each improvement to be constructed or situated upon any lot in the subdivision"  must be submitted to the HOA Architectural Committee for review and approval prior to commencing the work.

Management of Pets
The Breitling Village HOA Board has received a number of complaints about several dogs running loose in the neighborhood, menacing other people, and/or defecating on other people’s property. Dog owners should be advised that Jenks City Code (and our HOA covenants) require that their animals not be allowed “at large”, i.e., off its owner’s property unless the dog is under leash control or at heel. Animals “at large” can be declared a nuisance, their owners are subject to citations and penalties, and their pets can be impounded.
